On-time delivery of 120 homes validates an institutional track record built on Garden City Phase 1, as Mi Vida simultaneously opens sales for Blocks E and F
Nairobi, Kenya, 4 July 2026 – Mi Vida Homes has handed over 120 residential units at Amaiya Block C, marking the latest delivery milestone within a KES 8.9 billion residential masterplan at Garden City and reinforcing the investment case for integrated residential developments in Nairobi.
The handover represents the second major residential delivery within the Garden City ecosystem following the completion of Garden City Phase 1 in 2022. For investors, the milestone provides tangible evidence of a residential asset class that has demonstrated sustained rental demand, consistent occupancy and capital appreciation within one of Nairobi’s most established mixed-use developments.
“The handover of Block C demonstrates the transition from development to an income-generating asset. Investors are entering a proven ecosystem built on the performance of Garden City Phase 1 and supported by strong residential demand, integrated infrastructure and disciplined project execution,” said Samuel Kariuki, Chief Executive Officer of Mi Vida Homes.

The delivery further strengthens Mi Vida’s institutional track record in executing large-scale residential developments on schedule and to specification. Amaiya comprises 513 homes across Blocks C, D, E and F, with a Gross Development Value of KES 8.9 billion.
The completion of Block C comes as Mi Vida simultaneously launches sales for Blocks E and F, comprising a further 264 homes. The launch signals continued confidence in demand for integrated residential communities offering proximity to retail, commercial and lifestyle amenities.
Beyond its investment credentials, the development has generated a measurable economic impact. Construction of Amaiya has recorded more than two million safe labour hours, employed up to 450 workers at peak and utilised locally sourced materials that support domestic manufacturing and supply chains.
Located within the 47-acre Garden City mixed-use development on Thika Road, Amaiya benefits from direct access to retail, commercial and recreational amenities, supporting both long-term residential demand and investment performance.
As subsequent phases progress, the successful delivery of Block C is expected to enhance buyer confidence and accelerate value realisation across the wider KES 8.9 billion masterplan.
